So you’ve read up on the positive traits to look out for to find your perfect real estate agent, but has anyone told you about the negative points? Here are a few red flags you should be aware off.

1. The agent suggests the highest price for your house.
a. If you’re selling your house, get a quote from at least 3 different parties, who will tell you what comparable homes have sold for how long they take to sell. The agents are all looking at the same data, so the suggested listing price should be close.

b. Pricing a home to high at the start could result in a longer time needed to get a reaction from the market, and ultimately end up selling for less.

c. If the offered price is too high for the market, buyers will not even bother looking at it, and the longer your property sits on the market, people will begin to think there’s something wrong with it.

2. The agent does real estate on the side, part time.
a. You’ll want to choose an agent who is actively following the market every day.

b. If you’re buying, your agent should be able to forward you new listings immediately throughout the day. If you’re a seller, you’ll want an agent who’s readily available to show your home to prospective buyers anytime, any day.

3. The agent is a relative.
a. Unless your relative is a serious, full-time agent who specializes in the area you’re looking at, he or she is unlikely to do as good a job as someone who is. Go for the best!

4. The agent doesn’t usually deal with your type of property.
a. If you’re buying or selling a condominium, don’t pick an agent who only sells landed property. If you’re looking for investment property, find an agent who traditionally works with investors.

b. Many agents have multiple specialties in their skillset, but make sure the agent you’re dealing with is well-versed in your type of transaction.

5. The agent doesn’t usually work with buyers in your price range.
a. Some agents specialize in low-cost property, some specialize in luxury listings. Look out for an agent that would handle your case with utmost interest, because one that handles RM10m luxury homes most likely won’t.
